                                                 WHAT DOES IT TAKE TO SELL A HOME

LIST PRICE:  One must realize the selling price is decided by the buyer, not the homes for sale locally.  It’s most important to having a price analysis done so the seller can decide what price would most likely bring a buyer.

 MARKETING: The marketing of any real estate listed in todays’ market must be done outside the box. There are many avenues to choose from. Every property should have its’ own individualized marketing plan.

KNOWLEDGE: It’s an easier process to go from lisitng to sold when all parties involved understand the many different proccesses which must take place.

Foreclosures in Maine November 24, 2008

The foreclosure market is here in Maine and will be for a while. What this means for the buyer is they can find homes at much reduced prices . The sellers, however, are competing with the distressed sales going on around them. They have to ask how much do they need to make in order to allow their property to be sold. After answering the question, then they have to ask if they can afford the competition today.

I wonder if the prices have bottomed out? The fact that the mean prices of the homes sold in Maine have gone down again and that the amount of homes sold last October versus  last year in October have gone down, makes selling at a price not in the market will only mean more inventory and homes on the market for longer periods of time.

It is most important to ask a realtor for their true honest opinion of value of the property and then to be able to sit back and consider if that is doable. When the seller prices the home above the price where the agent feels it will most likely be seen and hopefully sold, can be a waste of time for all concerned.

I ask all who need to sell to please listen, respect the knowledge of your agent and go with their thoughts.

Here I am starting this blog and hoping to be available to those who have questions regarding the real estate market and the trends in the Southern Maine area. I work at ERA Today Realty in Naples, Me. We enjoy the Sebago lake, Brandi pond, and Long Lake and all it offers. We can help you with your questions, whether it is about buying, selling, or trying to understand the market, financing, etc. I am affilliated with a wonderful group so if I don’t have the answer I can find it.

I see myself as the visionary who keeps up with the market trends and what it takes to market properties in this new world we are entering. There is extra work involved to make sure the goal for both the agent and client is reached. I pride myself for working in a team fashion with my clients.

Being involved with activerain and linkedIn has opened my networking contacts to be world wide. I have been in personal contact with many and continue to make new contacts. This is a small world. I believe in the 6 degree world.

Snow on Roof

We need to be aware of snow and the weight it has. When snow accumulates and during this winter withour freezes we need to make sure to take care and not let ice build up. It can get under the eaves and then you might find having insulation getting wet and a pricey fix.

So, please take care. There are plenty of people out there who will be happy to remove the snow for you and they are insured. Accidents do happen. We had a couple of folks last year and fall off roofs.

If you are in my neck of the woods I can give you names of those who can help you take care of your home. Let me know if you need that help.

Well, I told you I would take a couple of photos. Standing outside my office by my car I took this one which is across the causeway in Naples, Maine. It is looking down Long Lake

 These are ice fishing houses/shacks.Inside they might have a little fire going and a hole in the ice for fishing out of. There are holes bored into the ice around the houses also. This is facing west.

This one is of our miniture golf course behind our ERA Today Realty parking lot.

There really is a mini golf course under that snow.

Today I have been trying to figure how much snow we will actually have by the time I wake in the morning. I went to work this morning only to find about six inches of snow covering my car. The drive home wasn’t bad, till I turned onto the secondary roads. Then I realized they weren’t plowed and it would be the true test of my little Ford Focus. Well, I made it home. Then I twittered, listened to a radiotalk feed and then twitted back and forth.

I would say even though it snowed I have been a busy person with my production. I have made a referral, made an appointment for a prospect for Friday, signed up for a “Green” course, and shoveled in front of my door so my dogs could get out.

I look forward to tomorrow and take my camera with me. I will come back here with some photos of what I see. Look for me around Naples, Raymond, Casco, and Windham, Me.

Naples, Maine vs. Naples, Fl. (edit/delete)

I thought I would look up Naples, Fl and see if we had some sisterhood between the two places. Well, both sell waterfront, both have shops, both have golf courses and both have fine dining. The differences? Well, one is very cold in the winter while the other is the escape from the northern area of the East Coast. Naples, Fl. has the gulf of Mexico to enjoy the world of water sports. We in Naples, Me. have several lakes and ponds to enjoy the world of water sports.

Naples, Me. is my mecca. We have a pet friendly camp ground, a great cruise on the River Queen, fine dining looking out over the water. We have views of mountains along with the views of the water. The population in 2005 was around 3589. We are a vacation town, so many homes are vacant during the winter. The jobs are mainly in the service, sales and office employment. This is a great place to retire, raise children, play in the snow or the sand.

I am hoping to help provide some interesting tid bits for the home buyer who needs to learn some of the ins and outs of the real estate world. Let me know what you think.

When it comes to wanting to be a part of the ” American Dream” there are words which we realtors might take for granted. Why should we just assume the public understands some of the words they find in advertisements. Those abbreviations mean something. I want to share some of those with you so maybe you might have a better understanding of some of those found in ads.

4B/2B= four bedroom and two bathrooms.

contingency= a provision of an agreement that keeps the agreement from being fully legally binding until a certain condition is met.

fixture = anything permanently attached to or a part of real prperty. (example: wall to wall carpeting,light fixtures,window coverings,landscaping and so on.)

mls =  Multiple Listing Service. An MLS is an organization that collets, compiles and distributes information about homes listed for sale by its memebers, who are real estate brokers. Memebership isn’t open to the general public.

wtrfrt = water front

wtrfrt access = access to water. Might not mean there is a view of the water body, but access for a boat, or beach.

These are but a few of the many words which you might see in an abreviated form.

It is important to request more information from your broker if you don’t understand something.
